Which side of the fence do I own?

Yes, we can obtain copies of leases and other filed documents referred to in the Title Register. Availability depends on what has been filed with HM Land Registry, but these can usually be ordered online through our service.

Can a title plan show fence ownership?
Sometimes. Certain plans or registers may include T-marks, coloured markings or wording that helps identify responsibility. Where the information is unclear, a boundary ownership pack may help pull together the most relevant documents.
Will this tell me exactly where the legal boundary is?
Not always. Title plans are usually prepared to general boundaries. Supporting deeds, transfers and other filed documents may provide more detail if they are available.
Can I find out who owns neighbouring land?
Yes, in many cases a title register or land search can identify the registered owner, provided the land is registered and can be located on the mapping.
What if the land is not registered?
If land appears unregistered, other evidence may still exist, but HM Land Registry may not hold a live registered title for it. A bespoke land search may still be the best next step.
